Architectural Control Committee (ACC)
The ACC for The Charter (Lone Tree Filing 1) is responsible for ensuring that exterior property changes and ongoing property maintenance comply with The Charter's Covenants (governing documents). Guidelines are developed and posted here, to explain what may or may not be permitted relative to property changes and use. The ACC interprets the Covenants to determine intent, assess compliance, and make informed decisions regarding proposed changes. To assist homeowners, the committee develops guidelines that outline what is and is not permitted regarding exterior property changes and use. Protecting and enhancing property values and maintaining the overall aesthetic of the community are their top priorities. In addition to reviewing exterior modification requests, the ACC regularly monitors the exterior condition of properties and may notify owners or residents when maintenance such as painting, landscaping, or weed control is required.
ACC Approval is required for any exterior change that affects the appearance of your property before work begins.

Many exterior property changes require a building permit from the City of Lone Tree. Obtaining a permit is the homeowner's responsibility.

The Charter's Covenants
While the LTHOA is a non-mandatory, administrative entity for the neighborhood, compliance with the governing documents is mandatory, as they are legally binding for all property owners. The Covenants govern all exterior aspects regarding one's property. It is the responsibility of thee homeowner to familiarize themselves with the Covenants and how they pertain to their property.

Please note that requests are processed more quickly when submitted with all necessary supporting materials, such as architectural drawings, sketches, landscape plans, contractor specifications, photos, paint samples, material types, and building permits.

​ACC members aim to review requests promptly, but please allow up to 30 days for processing.
Common Projects Requiring Approval

Roofing

Approval is required for all roofing changes, this includes re-roofing with the exact same material(s) or making material, style, and color changes

Roofing material selections must comply with Roofing Guidelines

Painting
-
Approval is required for all exterior paint work, this includes re-painting in the exact same color(s) or making style, design, and color changes

Paint color choices must comply with the Painting Guidelines

Landscaping

Approval is required for any change in design or addition of new materials, including trees, shrubs, rock, ground cover, retaining walls, decorative, or functional elements such as statuary or lighting

Yard designs must include live plant material

Routine maintenance and removal of dead or overgrown plants does not require approval

Fencing & Surfaces

Includes fencing, patios, decks, walkways, and driveways

Approval is required for all new or replacement work

Approval is not required for repairs

Structures & Additions

Includes free standing structures and equipment, permanent home additions, roof objects, and objects protruding six feet from the ground

Please include plans, photos, and lot diagrams with the change request submittal

Satellite dish installation does not require approval

Garage Doors & Windows

Approval is required for both identical replacements and new design, style, or color changes

Colors must comply with the Painting Guidelines

Solar Panel System

Approval is required for the installation of all solar panels

Additional Community Guidelines

Signage
-
Professionally made "For Sale" signs that meet covenant requirements are permitted
-
"For Rent" or "For Lease" signs are not allowed
-
Contractor signs must be removed within 7 days of work completion
-
Campaign signs must be removed immediately following elections
-
Congratulatory signs are permitted for a reasonable period

Parking
-
Residents should prioritize garage or driveway parking
-
Trailers, boats, and RVs may be temporarily parked on driveways for up to 7 days
-
Vehicles may not remain unmoved on a driveway for more than one month
-
Vehicles on blocks or jack stands are permitted only in emergencies
-
City of Lone Tree Municipal Code allows cars to park on City streets for no longer than 72 hours

Trash & Recycling

Containers must not be visible from the street except on pickup days
-
Place containers at the curb the evening before pickup and remove them the evening of pickup

Homeowners can view the Lone Tree Trash schedule here - please be mindful of holiday collection schedules and delays

Snow Removal

Holiday Decorations
-
Decorations and lighting must be removed within 30 days after the holiday, weather permitting, in keeping with the Colorado tradition of taking them down following the National Western Stock Show
Evaluating Property Compliance
ACC members regularly review the neighborhood to help ensure homes are well-maintained and consistent with community Covenants. If a property needs attention, homeowners may receive a violation notice. By upholding exterior maintenance standards, the ACC helps preserve the beauty, integrity, and overall value of The Charter.

Yard of the Month
During the summer months, The Charter ACC awards a $50 gift card to the home with the most beautiful and well-maintained yard. In December, a $50 gift card is also awarded for the most elegant and festive holiday light display.

To be eligible, homeowners must have paid their current year's annual membership dues. To encourage broad participation, the same home is not eligible to win in consecutive years.
